    When to Renovate vs Replace a Commercial Garden Bed

    Garden beds are the most visible — and most expensive — soft asset on most commercial sites. When presentation slips, the first instinct is often to rip and replace. Sometimes that's right.     Five questions to ask before deciding

    1. What percentage of plants are still healthy? Below 40% retention, replacement usually wins.
    2. Is the soil still functioning? Hydrophobic, compacted or contaminated soil pushes you toward replacement.
    3. Does the original design still suit the site? Changes in shade, traffic or branding can make the design obsolete regardless of plant health.
    4. What's the irrigation condition? A renovation is the cheapest opportunity to upgrade irrigation.
    5. What's the budget cycle? Phased renovation suits opex budgets; replacement suits capex programs.

    What renovation actually involves

    Selective removal

    Pull weak, dead or off-design plants. Retain healthy structural specimens.

    Soil amendment

    Aerate, add compost, gypsum and slow-release fertiliser. Address pH and drainage issues.

    Replant & mulch

    Infill with appropriate stock, top up to 75–100mm of organic mulch.

    What replacement actually involves

    • Strip-out of all existing plants and mulch
    • Removal or remediation of existing soil to 300mm depth
    • Edging and hardscape adjustments
    • New irrigation design and install
    • Bulk soil import (premium garden mix)
    • Full new planting palette to specification
    • Mulching, fertilising and 12-week establishment care

    A renovation at $70/m² with a 4–5 year horizon often delivers similar lifetime value to a $200/m² replacement with a 10-year horizon — provided the underlying soil and irrigation are still serviceable. Where they're not, replacement avoids throwing good money after bad.

    Renovate at $70/m² × 2 cycles over 10 years = $14,000.
    Replace at $200/m² once over 10 years = $20,000.
    Replacement wins only when soil/irrigation upgrades are essential — otherwise renovation delivers ~30% saving.
