What renovation actually involves
Selective removal
Pull weak, dead or off-design plants. Retain healthy structural specimens.
Soil amendment
Aerate, add compost, gypsum and slow-release fertiliser. Address pH and drainage issues.
Replant & mulch
Infill with appropriate stock, top up to 75–100mm of organic mulch.

- Removal or remediation of existing soil to 300mm depth

A renovation at $70/m² with a 4–5 year horizon often delivers similar lifetime value to a $200/m² replacement with a 10-year horizon — provided the underlying soil and irrigation are still serviceable. Where they're not, replacement avoids throwing good money after bad.
